New windows in the Dorp, Wassenaar’s village centre, mean working in the old heart of the municipality. The Dorp grew up around the village church, Wassenaar’s oldest monument, and the triangular Plein, where five streets meet. People have lived around the Plein since the sixth or seventh century, and work on the present church began around 1150.

Statistics Netherlands (CBS) counts just over 1,500 homes, almost 3,000 residents and more than 550 businesses here. Langstraat is lined with shop-and-house buildings: the shop downstairs, the home above. The municipality is actively working to improve this streetscape.

Village houses, listed buildings and flats above shops

Terraced houses are the largest group (40 percent), followed by flats (35 percent) and end-of-terrace houses (15 percent). About a third of the homes predate 1945 and a fifth were built between 1975 and 1985.

The oldest houses on Langstraat are narrow and stand on deep plots, often under red Dutch pantiles. Langstraat 79-81, possibly seventeenth-century, still has a T-shaped window with a four-pane transom light (bovenlicht). For the listed houses at Kerkstraat 6 and 15, the register notes that the windows have been altered.

Streets are narrow, with buildings right on the street and little or no pavement. Along Schoolstraat, Langstraat and Achterweg, alleys lead to the back plots, some behind a gate. The back of a house may then only be reachable through a narrow passage.

How to approach windows in the old centre

  1. Start with the status of your building

Is your building in the conservation area, is it listed, or is it marked as characteristic on the municipality’s heritage map? Then rules apply to profiles, glazing bars and colour. We check this first.

  2. Slim aluminium, or uPVC with a woodgrain finish

For thin lines we use Reynaers SlimLine 38, very narrow aluminium profiles with a steel-window look, suitable for listed buildings. Prefer uPVC? Golden Oak or Notenhout woodgrain foil looks like timber without paint. A French window without a fixed mullion (stolpraam) and a transom light help follow an older layout.

  3. Shop front and flat above as one elevation

The municipality’s ten golden rules for the centre ask that shop front and upper floor belong together: the rhythm of the upstairs windows continues below, and transom lights may return. The entrance to the flat above matters too; for it we supply front doors with side or transom lights, a letterbox and optional SKG-certified hardware.

  4. Sun protection that fits the frame

The same rules allow awnings and blinds that fit the window, but no new fixed canopies. For a shop window the municipality prefers an open grille inside to a solid roller shutter. Upstairs, an external screen keeps the heat out.

From the Plein to the White Village

Plein, Gang and Duinrellweg

The heart of the conservation area, protected since 1967 and 4.7 hectares in size. Here stand the village church, the Baljuwhuis of 1742 and Plein 12a, a national monument with half shutters and small glazing bars. The narrow Gang dates from 1740.

Langstraat

The old high street, once Suytstraat, with many shop-and-house buildings, the former town hall of 1872 and old cores behind later shop fronts. At the far end, by Gravestraat, stands the Windlust corn mill of 1668.

Schoolstraat, Achterweg and Tuinpad

Behind the front houses lay slopjes: dead-end alleys with cottages and workshops, sometimes recalled now only by a gateway. Schoolstraat has the rectory, first built in 1612, and two old schools. Tuinpad has small workers’ cottages, many with the entrance at the side or rear.

Kerkstraat

Named after St Willibrord’s church of 1903. At its start stand two narrow, deep national monuments: Huis Wensveen of 1787 and Huis Pompe, probably of 1751.

The White Village (Witte Dorp)

Around Van der Duyn van Maasdamstraat and Van Limburg Stirumstraat. Built after the war for the Catholic housing association Sint Willibrordus, with concrete made from the rubble of destroyed buildings, partly from The Hague’s Bezuidenhout.

Questions we often hear

My house is in the protected conservation area. Do I need a permit?

Usually not, if the elevation looks the same afterwards. Within a nationally protected area, though, less work is permit-free than elsewhere, and for a listed building rules apply to profiles, glazing bars and colour. We check before you receive the quote.

How does installation work in the narrow streets of the centre?

Most homes are finished in one to a few days, on a fixed date. The centre is a blue parking zone: Monday to Saturday, 9:00-18:00, two hours at most. When we measure up, we check how we reach the front and back of the house.

I live above a shop. Does installation cost more?

On the first floor 15% is added to the installation cost, with scaffolding 30%. From five frames you get an 8% volume discount. The final price follows the free measuring visit.

Is there a scheme for restoring a building front in the centre?

The municipality runs a facade fund (Gevelfonds) for buildings in a designated part of the centre, with a facade team that also checks whether a permit is needed. You follow the ten golden rules and start only after provisional approval. If new glazing qualifies, we help with the ISDE subsidy.
