New windows in Oostdorp mean working on a neighbourhood designed as a whole. Oostdorp covers about 27 hectares, borders Wassenaar’s old centre and is framed by Oostdorperweg, Zonneveldweg, Dr. Mansveltkade and Van Zuylen van Nijeveltstraat.

The name appears in a 1334 account of the Count of Holland, but the neighbourhood is younger. In 1912, on the initiative of mayor Storm van ’s Gravesande, a building society was set up to provide good, affordable workers’ housing. It bought market gardeners’ land, a plot called De Hallekens, and completed the first homes in 1915.

Oostdorp, block by block

Hallekensstraat, Rozensteinstraat and Oostdorperweg

Architect Adolf Broese van Groenou designed the first complex in 1913: 49 workers’ homes, two shops and a gatehouse, inspired by the Agnetapark in Delft. His second complex followed on Rozensteinstraat in 1918.

Schulpplein, Bloemluststraat and Bothaplein

The 1924 complex is by the municipal architects Beijersbergen and Bontenbal, with shop-and-house buildings on the corners of Schulpplein. The firm of Granpré Molière, Verhagen & Kok then carried on: around Paul Krugerstraat and Herman Costerstraat in 1929, Bothaplein in 1931 and homes for older residents on Christiaan de Wetstraat in 1936.

Dr. Mansveltkade

Along the quay stand homes for large families from 1938, again by Granpré Molière, after which Oostdorp was considered full. On the site of a former laundry and metal foundry, nine young builders put up nine houses in 1964, known locally as Wassenaar’s first spare-time build.

Kasstraat, Broekweg and St. Willibrordusstraat

The northern part was built by the Catholic housing association St. Willibrordus, from 1920 to designs by H. Groenewegen. From 2024, 62 outdated homes here made way for 101 new ones: 44 family houses and 57 flats, gas-free with heat pumps. The first were handed over in May 2026.

Low terraces under red tiles

Statistics Netherlands (CBS) counts just over 800 homes in Oostdorp. More than half are terraced houses, a fifth are end-of-terrace and 17 percent are flats. Six in ten were built before 1945, and over a quarter in 2005 or later. Almost three quarters are rented, mostly from housing associations.

The older houses follow a fixed pattern: usually one storey under a pitched roof with the ridge parallel to the street, red tiles, a small front garden and a relatively large back garden. Only around Kasstraat and along Zonneveldweg are there two-storey blocks.

That uniformity makes windows sensitive. During a 2011-2012 renovation of rented homes on Herman Costerstraat, Bothaplein and Schulpstraat, earlier one-off changes to frames and windows proved to have badly disrupted the original elevations. New frame details allowed insulated glazing and brought back the characteristic top-hung and side-hung windows.

Windows in Oostdorp: keeping the terrace together

  1. Follow the layout next door

In a terrace, one odd frame stands out at once. Take your neighbours’ mix of fixed and opening sections as the starting point, right down to the transom light (bovenlicht). uPVC comes in white, cream and ten other colours to match the row.

  2. Better insulation, same appearance

Our standard is HR++ double glazing. Triple glazing (HR+++) with warm-edge spacers insulates better and noticeably reduces noise, for about € 90 per m² more; the warm edge means less cold and condensation along the glass. If your glazing qualifies, we help with the ISDE subsidy.

  3. A garden door that locks securely

Small gates between the blocks lead to the back paths, so the rear of your house can be reached from outside. If you choose single or double French doors, or a tilt-and-slide door (schuif-kiepdeur), add RC2 security hardware and a lockable handle.

  4. Single-storey homes keep installation simple

On a one-storey house with a pitched roof, the frames in the walls are on the ground floor. That means no surcharge for the first floor (+15%) or scaffolding (+30%). If front and back together come to five frames or more, you also get an 8% volume discount.

Questions we often hear

My house is part of a complex listed as a municipal monument. What does that mean?

In March 2011 five housing complexes in Oostdorp were designated municipal monuments, including those around Bloemluststraat, Herman Costerstraat and Bothaplein. For a monument, rules apply to profiles, glazing bars and colour. We find out what the municipality requires for your address before you choose.

I rent my home. Can I have new windows fitted myself?

Window frames belong to the building, so in a rented home the owner decides. In Oostdorp that is usually a housing association, which improves its homes in phases. Talk to your landlord first. If you own your home, we will measure up for free.

Can I choose a different frame colour from my neighbours?

A different colour changes how the elevation looks, and then a permit may be needed; the listed complexes also have rules on colour. Each coloured or woodgrain side costs about 16% more than white.

Will a lift-and-slide door fit the back of a terraced house?

That depends on the width of the opening, which we record when we measure up. A lift-and-slide door (hefschuifpui) comes in two, three or four sections, with a low or flush threshold. For a narrower opening, French doors or a tilt-and-slide door are a good alternative.
