Canal houses with slim dark steel-look windows
Impression · Canal houses with slim dark steel-look windows

Leiden has the second-largest historic city centre in the Netherlands, and that shapes every decision about windows in Leiden. The whole centre inside the Singels, the old canal ring, is a protected townscape (beschermd stadsgezicht), and the city has more than 1,200 listed buildings (rijksmonumenten). A window here belongs to the street as much as to you.

Beyond the canals the picture changes. The southern districts known as the Zuidelijke Schil date from the early twentieth century, while Merenwijk and Stevenshof were built between 1971 and the mid-1990s. We match profile, glass and layout to your actual house, not to a standard package.

Leiden district by district

Leiden has ten districts and 54 neighbourhoods. For window frames, these are the areas with the most distinct character.

From listed townhouse to terrace: what fits where

The city’s design guidelines describe the centre as streets built up house by house, usually two to three storeys under a pitched roof, with strongly vertical facades. Frames are mostly timber, painted dark green or off-white, and on buildings that define the streetscape the frame profile must stay the same. Here, the only sensible order is to check the rules for your building first and choose second.

The Burgemeesters- en Professorenwijk was built in the 1920s and 1930s to a plan by the firm of Granpré Molière, Verhagen and Kok, with townhouses and two-family homes in a fairly uniform style. Since 2011 it has been part of the protected Zuidelijke Schil, together with Vreewijk and Tuinstadwijk. Because the streets are so consistent, a frame that doesn’t match stands out quickly.

In Merenwijk and Stevenshof the focus is insulation and upkeep: uPVC frames (kunststof kozijnen) with HR++ or triple glazing, warm-edge spacers against condensation at the glass edge, and a front door with multi-point locking. If the look of the facade stays the same, you usually don’t need a permit there.

What windows in Leiden ask of us

Listed buildings checked first

For a listed building or a property in a protected townscape, there are rules on profiles, glazing bars and colour. We find out what the municipality expects at your address before you commit to anything.

Slim sightlines with SlimLine 38

Reynaers SlimLine 38 is an aluminium profile with very narrow lines and the look of a steel window. It suits historic buildings, provided the municipality accepts aluminium at your address.

Keeping the classic division

A double casement window (stolpraam) opens without a fixed centre post, and with a fanlight above it you keep the proportions of the old window. The vertical rhythm of the facade stays intact.

Windows on upper floors

Many houses in the centre have two or three storeys. For fitting on the first floor the calculator adds about 15 percent to the installation cost, about 30 percent if scaffolding is needed. We assess this when we measure.

A quieter home in the city

Triple glazing insulates better and noticeably reduces noise. It costs about € 90 per square metre more than HR++, and with warm-edge spacers the glass edge feels less cold.

Questions we often hear

I live inside the Singels. Do I need a permit for new windows?

That depends on your building. The centre is a protected townscape, and listed or landmark buildings come with rules on profile, glazing bars and colour. We check it for your address before you order.

Is my house in the Burgemeesterswijk part of the protected area?

The Burgemeesters- en Professorenwijk has been part of the protected Zuidelijke Schil since 2011. Whether rules apply to your frames, and which, differs per building. We go through it with you when we measure.

Can an aluminium frame look like an old steel window?

Yes, that is what Reynaers SlimLine 38 is designed for: very narrow profiles with a steel look, powder coated in any RAL colour. For a listed building we first check that the municipality allows it.

My windows are on the second floor of a narrow street. Is that a problem?

No. When we measure, we work out how to reach the frames safely. If scaffolding is needed, about 30 percent is added to the fitting cost, and that is stated in the quote in advance.

We are replacing every window in our Merenwijk terrace. Is there a discount?

From 5 frames in one order you get an 8 percent volume discount. The online price calculator gives you an indicative price in advance, including fitting and 21 percent VAT.
