Groot Haesebroek is one of the oldest names in Wassenaar: the estate is first mentioned in 1320. In the nineteenth century Prince Frederik of the Netherlands bought it, and garden architect Petzold turned his properties into a single landscape park. New windows in Groot Haesebroek, Wassenaar therefore go into a villa park on old estate land, among oak avenues and dune woodland.
After the land was sold around 1910, Wassenaar’s first villa district grew up here. The Park Groot Haesebroek development company, led by architect J.Th. Wouters, sold the plots together with those of the neighbouring Park Oud Wassenaar. No new street plan was drawn; the old avenues became the streets. Between 1915 and 1921, 52 plots were sold, mostly along Schouwweg, Konijnenlaan, Groen van Prinstererlaan and Koekoekslaan.

Groot Haesebroek, from Schouwweg to Hertelaan
Five parts of Groot Haesebroek, each with its own building history.
Groot Haesebroekseweg
Partly the former Buurtweg, with distinctive avenue trees and houses built mainly between the wars. Co Brandes designed Schauenburg at number 33 (1916) and number 51, a Nieuwe Haagse School villa with stepped facades and deep roof overhangs. The post and telegraph office with houses at 55a-b-57 is a municipal monument.
Groot Haesebroek estate
At number 44 stands the country house Henry van de Velde built around 1930 for the Kröller-Müller couple, in the Nieuwe Bouwen style and with steel windows. Since 1946 it has been the residence of the Canadian ambassador. It is a national monument, as is Duinauwe at number 12, designed in 1911 by Adolf Broese van Groenou.
Schouwweg
Villa Klein Haesebroek at number 106, from 1910, served as an office and as a show home for buyers. Further along, Co Brandes designed Nijenstede (number 107, 1915) and Schouwenhoek (number 102, 1917).
Konijnenlaan and Koekoekslaan
On the Konijnenlaan you find number 29 by Hoek en Wouters from 1911, and De Hilhorst at number 41, designed by Brandes in 1924 with a garden in the New Architectural style. The Koekoekslaan has only detached houses, the oldest from 1921.
Hazelaan and Hertelaan
A small enclave west of the Jagerslaan, part of Groot Haesebroek since the mid-eighteenth century. On the Hertelaan, W.A. Lensvelt built De Vrije Blick around 1917, with garden, coach house and entrance gate. Hazelaan 5, a 1957 villa by Adriaan Fokke van Duyn, is a municipal monument.
Windows in Groot Haesebroek: three things to get right
Bring back the original layout
If your villa has casement pairs without a fixed mullion (stolpramen), transom lights (bovenlichten) or fixed sections, we recreate that layout in uPVC or aluminium. uPVC comes in cream white or woodgrain foil, aluminium is powder-coated in the RAL colour of your choice. Each coloured or woodgrain side adds about 16%.
Slim where the original was slim
If your house has steel windows or fine profiles, as in Nieuwe Bouwen or Nieuwe Haagse School designs, Reynaers SlimLine 38 is the match: very narrow aluminium profiles with a steel look, suitable for listed buildings. Another option is the slim Aluprof MB-79N, designed for renovation.
Label G: start with the glass
Standard glazing is HR++, with a Ug value of about 1.1. Triple glazing (HR+++, Ug about 0.5) with warm-edge spacers insulates better, reduces cold and condensation at the glass edge and costs about € 90 per m² more. If the glazing qualifies, we help with the ISDE subsidy.
Country houses, cottages and inter-war villas
The oldest villas, from 1910 to 1918, are large and stately, in the English country-house style, often with an entrance gate, a lodge and a coach house with garage. Houses from the 1920s and 1930s are smaller and mostly traditional, in cottage style. After the war new homes were added, including bungalows along the Schouwweg and Koekoekslaan.
The Groot Haesebroekseweg shows this well. Of its 61 addresses, 53 are detached houses, and about two thirds were built between 1910 and 1940. The most common energy label on the road is G.
The western edge of the villa park, along the foot of the dunes and the golf course, also marks the boundary of the Landgoederenzone conservation area, protected since 2007. The park lies inside it, and several villas are municipal monuments as well.

Questions we often hear
Is my house in Groot Haesebroek in a protected conservation area?
The villa park lies within the Landgoederenzone conservation area, and some villas are also municipal or national monuments. A permit is usually not needed as long as the facade looks the same, but rules apply to profiles, glazing bars and colour. We check your address before you get a quote.
Can the coach house and garage go in the same quote?
Yes, and it often pays off. From five frames there is an 8% volume discount, and project costs for transport and disposal are charged once per order.
Will a new front door suit a 1920s villa?
With 144 panel designs in uPVC or aluminium there is plenty of choice: side lights, a straight or arched transom light, glazing bars, clear or frosted glass. For extra security the door can have SKG-certified hardware and multi-point locking.
How long until the new windows are in?
uPVC frames take 4 to 6 weeks to make, aluminium 6 to 10 weeks. You get a fixed installation date, and most homes are done in one to a few days.
